The feedback between broker and seller is vital to maintain maximum marketability. The listing broker will follow-up with the other selling brokers and provide feedback to the home seller. This teamwork becomes especially important later when negotiating offers to purchase.

RealStar uses the following guidelines to help maximize a property's first impressions to potential buyers. 

  • Give your house a thorough cleaning. Make sure to do a good job in the kitchen and baths.
  • Break out a brush and paint and touch up any marks on the doors, walls and corners.
  • Thoroughly clean the carpet! Removing dirt and stains can make an older carpet appear newer.
  • Keep the house clean and tidy. Vacuum often. Remove unneeded articles from the floor and counters. Pack everything you won't absolutely need until you're settled in your new home. Move what you can to a storage area. Clutter can make even a big room appear "too small".
  • Keep the house light and bright.During showings open drapes; blinds and turn on some lights. Include any outside lights as well. A bright house feels warm and welcoming. It may also help show off that special feature.
  • Keep the kitchen light, bright and clean.It is often the most important room in the house. Remove all, or keep counter appliances to a minimum. Avoid keeping dirty dishes in the sink.
  • Whenever possible, leave the premises during a showing. An open house feels more inviting. The longer a buyer spends in the house the more comfortable with it they become. If you can, take a walk or a drive. Otherwise, greet the agent at the door and tell them you will be out in the yard. Close the door behind you. Let the Real Estate Professional do his or her sales job.
  • Keep pets under control. Small pets get under foot and large pets can turn off the hardiest buyer.
  • Eliminate distractions (loud music, TV). Make it a comfortable environment.
  • Be accommodating. Often times a buyer gives an agent (and you) little warning. They may ask to view the property "right away". Other times an agent may be running a few minutes late or a few minutes early. Allow a "window" of time on either side of a scheduled appointment. Give the agent every chance to show your property and plenty time to do so. You never know if the next client will be bringing in an offer!
