Here are 10 questions you should ask all prospective Realtors. If the Realtor you are interviewing falls short, can't substantiate or hedges in any way, you're interviewing the wrong Realtor!

Make sure an Agent can back up any statements. You have a great deal riding on their ability to sell your home!
  1. How long have you been selling Real Estate? Avoid anyone with less than 3 years of experience. You have too much riding on their experience.
  2. How many homes do you sell in a year? Less than 5 probably means Real Estate is a hobby and not a job.
  3. Do you just place it in the MLS? That's usually all you get from 'up-front fee' Agents. In today's market you need much more.
  4. Does your marketing promote homes or you (the Realtor)?
  5. What is different about you? Be Careful: usually a 'team' means more unlicensed staff and less professional attention.
  6. How do you handle Buyer calls? Avoid the Agents that 'just list'. You want a balance of Seller and Buyer experience.
  7. How will you provide me with feedback? If it is not 'automated' via a service don't expect too much effort from this Agent.
  8. Is there value in your commission fee structure? Is it worth it?
  9. The Internet has lowered overall Realtor marketing costs over 50% from just a few years ago. How are you passing that savings along to the Seller?
  10. Will you negotiate your commission to below 5% or 4%? Be Careful: if they can't or won't negotiate your fee now, what skills will they use to negotiate for you when you have an offer?
